*** SCHEDULES ***
Check-in Time: from 2:00 PM.
A representative from LUXOBRASIL.com.br will meet the client at the property, and the client must inform the arrival time and provide a contact number for any unforeseen issues.
Check-out Time: by 12:00 PM.
A representative from LUXOBRASIL.com.br will meet the client at the property at the previously scheduled time to inspect the property and receive the keys. After the check-out time, an additional daily charge will apply, which may be deducted from the security deposit.

*** RESERVATION AND PAYMENT ***
To make a reservation, it is necessary to sign the Seasonal Rental Contract and pay a 50% deposit of the rental amount. The remaining 50% of the rental amount must be paid according to the contract, along with the remaining payment and the security deposit. The security deposit will be refunded within 2 business days after check-out.
Payment Methods: Bank Transfer, Cash, PIX, PayPal, Wise, and Credit Card. Transaction fees are borne by the client. Credit card payments must be made at least 35 days before check-in.

*** PROPERTY USAGE CONDITIONS ***
Guests are only allowed with prior authorization.
The guest who holds the reservation assumes responsibility for the actions of others within the property during the rental period, being liable for any damaged goods and property damage occurring during the stay, whether caused by themselves or by their guests and companions, as well as fines for violating laws or internal condominium rules.
The guest acknowledges that the use of amenities such as pools, decks, and similar facilities can be potentially dangerous and involve risks if misused, particularly with children, and the use is at the sole risk of the reservation holder and their companions.
The reservation holder and their companions must use the property only for residential purposes and in a careful manner, so as not to cause damage or loss to the property, keeping the property in clean and sanitary conditions at all times.
Any form of prostitution, firearm possession, and drug use is prohibited inside the property.
The reservation holder, their companions, and any other permitted guests must refrain from making loud noises and must not disturb, disrupt, or cause inconvenience to the neighbors, nor use the property for immoral, offensive, or illegal purposes, nor violate any laws, rules, or regulations, nor waste or cause inconvenience to the property. All rules stated here must be respected.
The reservation holder and their companions agree that all personal property, furniture, personal items, and other items brought to the property by the guests and their permitted guests are at the sole risk of the guest in relation to any theft, damage, destruction, or loss.
The reservation holder and their companions agree to indemnify and hold harmless the owner and their agents, successors, employees, and contractors from any costs, damages, claims, legal fees, and attorney’s fees incurred by them, their visitors, representatives, or successors of the guests due to claims related to property destruction or personal injuries or loss of life suffered by the guest, their family, or visitors on or at the property, expressly agreeing to protect the owner and the intermediary in all such cases.
These rules are governed by Brazilian laws.
