*** SCHEDULE***
Check-in Time: From 2:00 PM.
A representative from LUXOBRASIL.com.br will meet the guest at the property; the guest must provide their estimated arrival time and a contact number for any unforeseen circumstances.
Check-out Time: By 12:00 PM.
A representative from LUXOBRASIL.com.br will meet the guest at the pre-arranged time to inspect the property and collect the keys. After the check-out time, an additional daily fee will be charged, which may be deducted from the security deposit.

*** RESERVATION AND PAYMENT***
To secure a reservation, signing the Seasonal Rental Agreement is required, along with a 50% deposit of the rental amount. The remaining 50% must be paid as per the contract, together with the balance and the security deposit. The security deposit will be refunded within 2 business days after check-out.
Payment Methods: Bank Transfer, Cash, PIX, PayPal, Wise, and Credit Card (fees passed on to the guest). Credit card payments must be made at least 35 days prior to check-in.

*** PROPERTY USAGE CONDITIONS***
Only pre-authorized guests are permitted.
The primary guest holding the reservation assumes responsibility for the actions of any other persons on the property during the rental period, including liability for any damage to property or personal belongings, as well as fines resulting from violations of law or the condominium's internal regulations.
The guest acknowledges that using amenities such as swimming pools, decks, and similar areas may be potentially dangerous and involve risks if used improperly, especially for children; their use is at the sole risk of the reservation holder and their companions.
The reservation holder and their companions must use the property solely for residential purposes and in a careful manner, maintaining it in clean and sanitary condition at all times.
All forms of prostitution, carrying firearms, and drug use are strictly prohibited on the property.
The reservation holder, their companions, and any permitted guests must refrain from loud noises and must not disturb, harass, or cause inconvenience to neighbors. The property must not be used for immoral, offensive, or illegal purposes, nor should any laws, rules, or regulations be violated, or waste or nuisance be caused. Strict adherence to these rules is mandatory.
The reservation holder and their companions agree that all personal property, movable items, and other belongings brought onto the property by the guest or permitted guests are at the guest’s sole risk in the event of theft, damage, destruction, or loss.
They also agree to indemnify and hold harmless the owner and its agents, successors, employees, and contractors from any costs, damages, claims, legal fees, and attorney fees incurred due to claims related to property damage, personal injuries, or loss of life suffered by the guest, their family, or visitors on or at the property—holding the owner and intermediary harmless in all such cases.
These rules are governed by Brazilian law.
