*** SCHEDULE ***
Check-in Time: from 2:00 PM.
A representative from LUXOBRASIL.com.br will meet the guest at the property. The guest must inform their arrival time and provide a contact number for any unforeseen circumstances.
Check-out Time: until 12:00 PM.
A representative from LUXOBRASIL.com.br will meet the guest at the property at the pre-scheduled time to inspect the property and collect the keys. After the check-out time, an extra daily rate may be charged, which can be deducted from the security deposit.

*** RESERVATION & PAYMENT ***
To confirm the reservation, it is necessary to sign the Seasonal Rental Agreement and make a 50% deposit of the rental value. The remaining 50% must be paid as per the contract, along with the final payment and the security deposit. The security deposit will be refunded within 2 business days after check-out.
Payment Methods: Bank Transfer, Cash, PIX, PayPal, Wise, and Credit Card. Transaction fees are passed on to the guest. Credit card payments require a minimum of 35 days before check-in.

*** PROPERTY USAGE TERMS ***
Guests are only allowed with prior authorization.
The primary guest is responsible for the actions of all individuals on the property during the rental period and is liable for any damages to the property or furnishings, including fines resulting from violations of the law or condominium regulations.
The guest acknowledges that amenities such as pools, decks, and similar facilities can be potentially hazardous if misused, especially for children. Their use is at the guest's own risk.
The primary guest and their companions must use the property solely for residential purposes and with care to avoid damage or loss, keeping it clean and sanitary at all times.
All forms of prostitution, possession of firearms, and drug use are strictly prohibited inside the property.
The primary guest, their companions, and any permitted guests must refrain from loud noises and must not disturb, inconvenience, or cause disruption to neighbors. The property may not be used for immoral, offensive, or illegal purposes, nor should any laws, rules, or regulations be violated. Guests must strictly follow the rules stated herein.
The primary guest and their companions acknowledge that all personal belongings, furniture, valuables, and other items brought to the property are at their own risk regarding theft, damage, destruction, or loss.
The primary guest and their companions agree to indemnify and hold the owner, their agents, successors, employees, and contractors harmless from any costs, damages, claims, legal fees, or liabilities resulting from property damage, personal injury, or loss of life suffered by the guest, their family, or visitors while on the property. They expressly agree to protect both the property owner and the intermediary agency from any such claims.
These rules comply with Brazilian Law.
